Building inspections for new homes / How does the building stages work?
The building process can be broken down into 6 main stages, pre slab-steel inspection, wall and roof frame, lock-up, pre-tiling waterproofing, handover inspection prior to occupation and 3 month occupation maintenance period.

The Building Stages for new built homes.
Stage 1: Pre-concrete slab or Base Stage Check correct depth, dimensions of excavations also reinforcement steel & mesh, after the slab preparation has been done but just prior to the concrete being poured. This provides assurance your slab thickness, beam sizes, reinforcing mesh etc are all as per the slab designers specification. Sub-floor timber framing Inspect bearers & joists, for span that the correct timber has been used & there are supports to all load bearing points carried by brickwork or concrete stumps prior to placement of floor sheeting. Stage 2: Frame Wall and roof frames, timber fascia boards are installed, structural bracing installed according to building specifications & engineering plans, prior to any roof coverings, brickwork or wall cladding. In the case of a two story build we also check out 1st floor joist & beams to ensure that the frame work is compliant. Stage 3: Lock-Up External brickwork or wall cladding is complete, roof covering & roof flashing’s installed, windows & doors installed, plumbing & electrical wiring rough-in completed ready for plastering (wall/ceiling insulation has not yet been installed). At this stage we are able to assess & check that the integrity of the building frame has not been compromised or damaged due to lock-up trades when installing there various bits & pieces, assess the exterior cladding quality & brickwork check wall cavities, brick ties, wall flashing’s, prior to plastering etc. Note: Garage door is not part of lock-up. Stage 4: Pre-Tile (Water Proofing Membrane Inspection) Waterproof membrane to all wet areas, prior to tiling.This item can potentially be a huge problem if not installed correctly Note: Waterproofing is among the Top Ten building defects. Stage 5: Handover Stage Home is ready for occupation prior to final handover payment and prior to signing any handover documents. This is a visual inspection of finish quality & any defects, this is very important to achieving a quality finish and a home you can be proud of. Stage 6: 3 Months Maintenance Period After occupying your new home for 3 months, prior to the expiry of the Maintenance or Defects Liability period the builder must fix any additional defects that may have occurred in this time & the owner must notify the builder in writing before the end of the 3 months from the date the owner takes possession of the house. We will check for any potential long term defects.
